MAB Property Developments (the Proponent) proposes to initiate an amendment to the Planning and Design Code (the Code Amendment) in relation to the former ExxonMobil Port Stanvac refinery located at Lots 66 and 112 Refinery Road, Lonsdale.

MAB proposes to remediate and develop this 230-hectare site into a mixed-use precinct with sustainability and community as its focus, including:

  • approximately 3600 new dwellings including a minimum of 15 per cent affordable housing
  • approximately 40-hectares of protected coastal land
  • public beach access
  • a critical link connecting the 70km coastal park shared path network
  • a variety of public open spaces, featuring playing fields, lawns, planting, trees, and spaces for passive recreation
  • mixed-use precinct that includes neighbourhood-scale shopping, business, entertainment, and recreation facilities
  • a comprehensive range of industrial, logistical, warehousing, storage, research, and training land uses, and
  • improved access to the Lonsdale Railway Station

The (draft) Greater Adelaide Regional Plan (September 2024) identified Port Stanvac as a State Significant Infill Area (Urban Renewal Area).

MAB are seeking approval from the Minister for Planning to initiate the Code Amendment under section 73(2)(b) of the Planning, Development and Infrastructure Act 2016 (the Act).
