Rental costs: houses, units and town houses, City of Onkaparinga, 2002 – 2007
According to the Census results, there were 11,336 rented residential dwellings in the City of Onkaparinga in 2006. Of these, 3,082 were rented from the State, 468 were rented from Church, Co-operative or Community Housing groups and the remainder (7,786) were rented from private owners.
In the six months from February to August 2007 a total of 911 houses and 147 units or town houses were available for rental in the City of Onkaparinga. The main suburbs for house rentals were: Morphett Vale (109), Aldinga Beach (104) Aberfoyle Park (63) and Seaford Rise. The main suburbs for unit/town house rental were: Morphett Vale (35), Aldinga Beach (22) and Christies Beach (17). In the five years between 2002 and 2007 the average rental increase for houses and units was about 47%.

Rental vacancy rates are calculated on the percentage of listed rental properties which are currently available for rent. The Vacancy Rate in August 2007 was 0.44% for South Australia and 0.91% for Onkaparinga. This indicates a very tight rental market in Onkaparinga, where less than 1% of listed properties are currently available for rent.

Housing stress
Housing stress is a term which refers to households where more than 30% of the gross household income is spent on rent or mortgage payments. The map below indicates that, in 2006, housing stress was occurring in Aldinga, Aldinga Beach, Sellicks Beach, Noalunga Downs, Christies Beach, Seaford, Mc Laren Flat, Chandlers Hill and parts of Mc Laren Vale and Reynella.
