Median rentals

In April 2006 there were 12,195 properties being rented in the City of Onkaparinga: 7,718 houses and 4,477 flats (a). The vacancy rate for the March 2006 quarter, in the Southern Adelaide region was 1.2% compared to the metropolitan average of 1.7% (b).

Flats
Flats were rented in 24 suburbs in Onkaparinga in 2006. Of these, five suburbs had lower median rentals (c) than in 2000 (Old Noarlunga, Old Reynella, Seaford, Seaford Rise and Willunga). Six suburbs had median rentals in 2006 which were above those of metropolitan Adelaide: Aberfoyle Park, Darlington, Happy Valley, Moana, Reynella East and Seaford.

Between 2000 and 2006, rents for flats in the Adelaide metropolitan area increased 50%. In Onkaparinga there were four suburbs in which rents exceeded the metropolitan increase: McLaren Flat (54.5%), Happy Valley (66.4%), Noarlunga Downs (83.3%) and Moana (90%).

Houses
Houses were rented in 33 suburbs in Onkaparinga in 2006. Of these, only one suburb had a lower median rental (b) than in 2000: Christie Downs. Seven suburbs had median rentals in 2006 which were above those of metropolitan Adelaide: Cherry Gardens, Coromandel Valley, Darlington, Flagstaff Hill, Kangarilla, Reynella East and Woodcroft.

Between 2000 and 2006, rents for houses in the Adelaide metropolitan area increased 43.8%. In Onkaparinga there were two suburbs in which rents exceeded the metropolitan increase: Darlington (45.5%) and Willunga (48.1%).
