Development Approvals
The Development Act establishes a legal structure
for controlling the use and development of land throughout South
Australia. It refers to a wide range of activities associated with
building work, changes in land use, advertising displays, and land
division and Community Title division. It can be a simple domestic
structure or a complex major commercial project, but an application
and subsequent approval is necessary.
Between 2005 and 2008 there were 17,047 development approvals
in the City of Onkaparinga. These were divided between 3,984 approvals
for residential developments, totaling more than $609 million,
and 13,063 other approvals, totaling more than $485 million.

'Other' development approvals
‘Other’ excludes dwellings but
includes additions to existing dwellings, minor buildings (garages,
carports and verandahs) swimming pools, retaining walls and commercial
or industrial premises. Within this group of approvals are some
very significant developments for the City of Onkaparinga in 2008,
for example:
- $13.6 million retirement village
- $2.9 million shopping centre at Moana
- $2 million warehouse at
O’Halloran Hill
